Closing on a new-construction unit? We lease it and manage it
Buying the unit is the first half. The half that decides your return is what happens in the ninety days after closing: how fast it leases, at what rent, and to whom. If you bought through my new-construction desk, or anywhere else in South Florida, management is the natural follow-on.
Delivery timing, developer punch lists, association rules on leasing, minimum lease terms, and first-year rent expectations all get handled together instead of scrambled at the last minute.
Buyer Benefit
8% management, not 10%

8% of monthly rent if you own multiple properties, or if you purchased the unit through me. Buy the property on my side of the desk and the management rate comes down for as long as you hold it.
Leasing · With Management
50%
50% of the first month's rent to place the tenant when it is combined with ongoing management. Charged once per new tenancy, not on renewals.
Leasing · Placement Only
1 month
One full month's rent for tenant-placement-only, if you want the property marketed, shown, screened, and leased but intend to manage it yourself afterward.
