Information We Collect
We may collect information you provide directly through contact forms, saved-home features, property inquiries, consultation requests, and newsletter or follow-up requests. That information may include your name, email address, phone number, preferred neighborhoods, purchase or rental criteria, and message content.
We also collect limited technical information such as browser and device type, approximate location derived from your IP address, referring page, pages viewed, and site interaction data through analytics, cookies, and similar technologies used to improve the website and understand how visitors use it. Outside the European Economic Area, the United Kingdom, and Switzerland this measurement starts when the page loads and stops if you opt out; in those regions no cookies are set and no advertising identifiers are collected until you accept. The "Advertising and Analytics" section below explains this in detail.
If you arrive from an advertisement or a tracked link, the site records the campaign and click parameters present in that link — for example utm_source, utm_medium, utm_campaign, gclid, gbraid, wbraid, and the equivalent click parameters used by other ad networks — in your browser's session storage and attaches them to any form you later submit, so we can tell which campaign produced the inquiry. The site also generates a random visitor identifier and a random session identifier, stored in your browser, that are attached to page-activity records and to form submissions so a single visit can be recognized as one visit. Neither identifier contains your name or contact details.
How We Use Information
We use information to respond to inquiries, provide property information, schedule showings or consultations, deliver saved-home or account functionality, improve the website, monitor activity trends, and communicate about real estate services that are relevant to your request.
If you request information through the site, you may receive email, phone, or text follow-up from Jeff Smith, a licensed real estate sales associate with Dalton Wade Inc., regarding that inquiry.
Where a form asks you to check a consent box, checking it gives your prior express written consent for Jeff Smith / Dalton Wade Inc. to contact you about that inquiry at the phone number and email address you provide, including by automated technology, text/SMS, and prerecorded or artificial (AI) voice calls. In practice, some inquiries — rental and new-construction requests in particular — are routed to an automated calling service that places an AI voice call to the number you gave us to confirm what you are looking for before a person follows up. Consent is not a condition of any purchase or service, message and data rates may apply, and you can reply STOP to a text message or tell us to stop calling at any time.
Sharing
We do not sell your personal information for money. Information may be shared with service providers that help operate the website, analytics tools, CRM or follow-up systems, form processors, automated calling and messaging services, authentication services, and brokerage-related platforms when needed to deliver the services you asked for.
We do share online identifiers and site-activity information with Google so that advertising can be measured and personalized. Under California law that kind of disclosure counts as "sharing" for cross-context behavioral advertising even though no money changes hands. See "Advertising and Analytics" and "Do Not Sell or Share My Personal Information" below for what is shared and how to stop it.
Information may also be shared when required by law, to protect legal rights, or to support a real estate transaction you asked us to help coordinate.
Service Providers
The website itself relies on a small number of outside services. Supabase hosts the serverless endpoints that receive lead-form and rental-inquiry submissions and page-activity records, and provides the sign-in used for saved-home accounts. Google provides the analytics, advertising, and translation services described below. Listing data shown on the site is supplied by Bridge Interactive from the MLS and is retrieved through a proxy we operate, so the searches and filters you run on listing pages pass through that proxy.
The language switcher uses the Google Translate widget. It is loaded only if you choose a language other than English; when you do, page content is sent to Google to be translated and your language choice is stored in your browser.
Cookies and Browser Storage
The site uses necessary cookies and browser storage to remember your language preference, keep forms and saved-home features working, record your cookie choice, and hold the random visitor and session identifiers described above. It also uses optional cookies and similar technologies for measurement and advertising, which are covered in the next section.
Your cookie choice is kept in your own browser under the storage key sfr_cookie_consent_v1. It is not sent to us or to anyone else; it simply tells the page which measurement signals to allow. Because it lives in the browser, the choice has to be made separately in each browser and on each device you use, and it is erased if you clear your browsing data.
A cookie notice appears on your first visit with an "OK" button and an "Opt out" button. After you choose, the notice is replaced by a small "Cookie preferences" button in the lower corner of every page; clicking it reopens the notice so you can change your answer at any time. You can also control cookies through your browser settings, although disabling necessary storage may affect some site features.
Advertising and Analytics
This website runs paid advertising campaigns, and it measures which of those ads produce inquiries. Google is the only advertising and analytics vendor on this site. We use Google Analytics 4 (measurement ID G-RB0YNT0EBE) and Google Ads conversion tracking (conversion ID AW-18149341107), both delivered through the Google tag loaded from googletagmanager.com. We do not run a Meta or Facebook pixel, a LinkedIn insight tag, a TikTok pixel, or any session-recording, heatmap, or third-party data-broker tag on this site.
These services set cookies and read similar identifiers in order to count visits, understand how people move through the site, and record when an ad click led to a form submission, a phone-number tap, an email click, or a booking link click. The information involved can include your browser and device type, approximate location derived from your IP address, the pages you view, the page that referred you, and the campaign and click parameters attached to the link you arrived on. Google may also use this information to show you ads for this website again later on Google properties and partner sites, which is commonly called remarketing.
The site implements Google Consent Mode v2, which governs four signals: ad_storage, analytics_storage, ad_user_data, and ad_personalization. For visitors outside the European Economic Area, the United Kingdom, and Switzerland, all four default to granted when a page loads, so measurement and advertising cookies may be set before you interact with the cookie notice; choosing "Opt out" sets all four to denied and stops them. For visitors in the EEA countries, the United Kingdom, and Switzerland, a region-specific default denies all four signals until you choose "OK" in the cookie notice, so no cookies are written and no advertising identifiers are sent for those visitors unless they accept. Where consent is denied or has not yet been given, the Google tag still sends anonymous, cookieless pings that Google uses to estimate aggregate results; those pings do not carry cookies or the advertising identifiers described above. The site also turns on Google's url_passthrough and ads_data_redaction settings, which carry ad-click information forward through page navigation in the URL rather than in cookies and strip advertising identifiers out of data sent to Google whenever ad_storage is denied.
Google Ads enhanced conversions are enabled for lead forms. When you submit a lead form and you have not opted out, the email address and phone number you typed into that form are standardized and then hashed in your browser using SHA-256 before being sent to Google alongside the conversion event, so Google receives an irreversible fingerprint rather than the address or number itself. Google uses it only to match the conversion back to an ad click. On the rare browser that does not provide the Web Crypto API, the standardized email address and phone number are sent to Google to be hashed on Google's side instead. The conversion event also carries the page URL, which form was used, and the campaign parameters, but it does not carry your name, your street address, or the text of your message. Choosing "Opt out" in the cookie notice stops this data from being sent at all, and the European regional default described above withholds it from EEA, UK, and Swiss visitors unless they accept.
To change your choice on this site, use the "Cookie preferences" button in the lower corner of any page to reopen the cookie notice, then choose "OK" or "Opt out". To limit Google's use of your information more broadly, you can adjust your Google Ads settings, install the Google Analytics Opt-out Browser Add-on, or use the industry opt-out tools at optout.aboutads.info and youradchoices.com. Those industry tools are themselves cookie-based, so they need to be set again in each browser you use.
Do Not Sell or Share My Personal Information
We do not sell your personal information for money, and we never have. We do share online identifiers and site-activity information with Google for advertising measurement and for advertising that can follow you to other websites and apps. Under the California Consumer Privacy Act as amended by the California Privacy Rights Act, that disclosure is treated as "sharing" for cross-context behavioral advertising, and it is what gives California residents the right to opt out. We extend the same opt-out to every visitor, wherever you live, and it costs you nothing and changes nothing about the service you receive.
To opt out on this site, choose "Opt out" in the cookie notice when it appears, or click the "Cookie preferences" button in the lower corner of any page to reopen the notice and choose "Opt out" there. Doing so records your choice in your browser and sets all four Google consent signals to denied, which stops advertising and analytics cookies, stops the hashed enhanced-conversion data from being sent, and stops your activity on this site from being used to personalize ads to you. As with any browser-stored setting, you will need to repeat the choice in each browser and on each device, and it is lost if you clear your browsing data.
This site does not currently detect or act on a browser-level Global Privacy Control (GPC) signal, so please use the cookie notice or the "Cookie preferences" button to record your choice rather than relying on a browser setting. You may also email Jeff@southfloridasrealtor.com with "Do Not Sell or Share" in the subject line, and we will record the request against the contact information you have given us and honor it in our own follow-up.
This website is intended for adults and is not directed to children. We do not knowingly sell or share the personal information of anyone under 16 years of age.
Data Retention and Security
We retain information for as long as reasonably necessary to respond to your request, maintain business records, support saved-home or account activity, comply with legal obligations, and resolve disputes. No website or transmission method is guaranteed to be completely secure, but we use commercially reasonable measures to protect the information we handle.
Your Choices
You can contact us to request an update or deletion of information you previously submitted through the website, subject to legal, transactional, recordkeeping, or brokerage obligations that may require retention of certain records.
You can also opt out of measurement and advertising at any time through the cookie notice or the "Cookie preferences" button, reply STOP to any text message, or ask us by phone or email to stop calling or emailing you about an inquiry.
Your Privacy Rights
You can ask us to confirm what personal information we hold about you, to give you a copy of it, to correct it if it is wrong, or to delete it. Email Jeff@southfloridasrealtor.com or call (754) 249-1090 and tell us what you are asking for. We will ask for enough information to be reasonably sure the request is really coming from you, we will not charge you for it, and we will not treat you any differently for making one. Some records have to be kept — for example, records tied to a real estate transaction, brokerage recordkeeping obligations, or a legal hold — and those are retained even when the rest is deleted.
We offer that access, correction, and deletion process to every visitor regardless of where you live. California residents additionally have those rights by law under the California Consumer Privacy Act as amended by the California Privacy Rights Act, along with the right to know the categories of personal information collected and disclosed, the right to opt out of the sharing described above, the right not to be discriminated against for exercising any of them, and the right to use an authorized agent to submit a request on their behalf.
